The Reserve Hotel, part of the Marriott’s Autograph Collection, is a 234-room hotel named after the Federal Reserve Bank next door. This sumptuous hotel is under construction and supposed to open late next year (2021) on floors 18 through 22 of the historic former Continental Bank building. The construction will include 250 ALDES Zone Register Terminals (ZRT®) and 228 ALDES Constant Airflow Regulators (CAR3®).
Developers of the Reserve Hotel have qualified for $21.25 million in financing for energy-related work designed to lower costs over time. The financing is the first project approved by the Chicago PACE, or Property Assessed Clean Energy, a program the Illinois General Assembly authorized statewide in 2018. The first 12 stories of the Continental Bank Building are already occupied by the JW Marriott Hotel. The CEO of the Prime Group, the developer of the Reserve Hotel, wagered on demand for a luxury hotel in the heart of the city’s financial district back in 2010 when he helped develop the JW Marriott Chicago. This grand project also involves W.E. O’Neil Construction as well as Chipman Design Architecture, and HVAC design/build by Advance Mechanical Systems.
This sumptuous project will include 250 ALDES Zone Register Terminals (ZRT®) which are designed to introduce flexibility and dynamic control to central ventilation systems. Used in both large and small systems, the ZRT regulates ventilation without the need for individual fans. In addition, 228 ALDES Constant Airflow Regulators (CAR3®) will be installed before the opening of the hotel that is set to open sometime next year. For this project, the ZRT® and CAR3® are outlined to be installed for toilet exhaust in guestrooms to ensure constant airflow and minimize stack effect. The ZRT®-S will be tied into the room occupancy sensors making sure fresh air is provided when necessary, ideal for a hotel. Each CAR3® is built in the U.S. using a proprietary blend of amorphous thermoplastic resin treated with antimicrobial, anti-static, and flame-retardant materials to provide reliability and longevity. The CAR3® is calibrated to respond to changes in pressure with no input from an external power source or signal. Each CAR3® is also available in a variety of assemblies to provide a complete solution.
